Explain and guide the signing process at the signing table. The process and paperwork can be lengthy and confusing for some borrowers, and they may be nervous. Patiently guiding and letting the signers know where to sign as indicated and how the borrowers should sign their legal name(s) and properly date the documents is key to a smooth signing.

Check the borrower’s identification ensuring it matches the borrower. Instruct the borrower to use the same legal name for themselves found on their official identification to prevent signature spelling errors on all documents.

Present the common signing document package in order including: Settlement statement (Hud-1), promissory note, deed of trust, notice of right to cancel, compliance agreement, signature affidavit and AKA statement. Give a brief explanation of what each is and where to sign, date or initial them.

Review the documents and check for any missing signatures, deviation in spelling of names, initials, dates, and Notary seal imprints.

Provide the borrower with copies of the document package and ensure the escrow officer handling the transaction receives the signed and notarized document package.
